
Feasibility studies
JIA do not normally charge for these. We would visi t you to see your building or site and provide you with informal advice. If your ideas look feasible we would provide you with a written fee proposal, setting ou t our proposed service based on your specific requirements. Fee proposals are no rmally valid for three months to leave time for you to weigh up all the options b efore committing to a formal appointment.

Master planning
This is the opportunity to explore several competin g options and help you evaluate them in terms of cost, functionality and a esthetics to recognize best value. This means that you get the design that suit s your business or lifestyle, rather than the one that might have first come to m ind. Even if this route could conceivably lead to a decision not to build! In man y ways this is the most important stage of the project and starts with ques tions and answers to assemble a brief. This document not only states basic requir ements, but also preferences where there may be overlapping objectives. It is al so a useful tool, when deciding which design route to navigate.

Building Design
Once we have established your preferred solution (a nd it needs a planning permission to implement) we will set to work to pre sent the proposals in their best light. This involves working out the finer det ail of the design and preparing presentation drawings and supporting material. This often takes the form of a well argued Design and Access Statement, based on o ur extensive experience of dealing with local authorities. We would submit the proposals through the Planning Portal and monitor progress on your behalf

Planning applications
A planning approval leads to the opportunity to bui ld. We usually develop our CAD drawings, prepared earlier, adding construction information, to ensure compliance with Building Regulations. For small pro jects these drawings (drawn at 1:50 scale, with itemised notes in the margin) a re suitable to arrange competitive quotations from builders and to complet e the project on site.

Listed building applications
For larger jobs JIA would develop more detailed dra wings and sometimes write a fully specification based on the NBS (National Buil ding Specification) reference system. These documents would form the basis for th e invitation of competitive tenders. We usually advise on a suitable tender lis t, sending out enquiries to a number of contractors, meeting on site to discuss t he proposals, analyse the returns and report the best offer to the client

Working drawings
JIA are often commissioned to administer contracts on behalf of our clients. We would draw up an appropriate building contract (usu ally an industry standard JCT form) on your behalf and obtain signatures. We woul d then visit site during the works, holding regular progress site meetings to st eer the project towards a successful conclusion, on budget, on time and const ructed according to good practice. Contract administration also includes iss uing instructions when it is necessary to vary works and make periodic valuation s
